Description
Minimum qualifications:- Bachelor's degree in Real Estate, Finance, Business Administration, a related technical field, or equivalent practical experience.
- 12 years of progressive experience in residential development, investment management, corporate real estate, commercial asset management, or real estate investment.
- 12 years of experience in the full life-cycle of residential housing development, including site selection, entitlements, transactions, and market-rate/affordable delivery.
- 12 years of experience in negotiating high-value commercial leases, including structured dispositions and land transactions.
Preferred qualifications:
- MBA or Master's degree in Real Estate.
- Professional certifications such as MCR (Master of Corporate Real Estate), CPM (Certified Property Manager), or RPA (Real Property Administrator).
- Experience working with residential developers, investment sales brokers, capital partners, major institutional landlords, and local jurisdictions in the Bay Area.
- Excellent communication, presentation, and people management skills, with the polish and credibility to influence executive and external partners.
- Excellent autonomy and judgment skills, with the ability to navigate ambiguity and lead projects with minimal oversight.
About the job
As the Senior Asset Manager, you will be responsible for the planning, financial performance, and operational oversight of a designated portfolio of leased and owned assets, comprising primarily corporate offices, but also land, warehouse and residential development sites. You will be focused on maximizing the value and utility of our assets and leases in the sub-district, ensuring they align with the company's operational needs, financial objectives, workplace strategy, and long-term real estate goals.
In this role, you will serve as a key representative for Google, engaging with executives from major landlords, institutional investors, potential tenants, and development partners. You will play a pivotal role in shaping the overall corporate real estate strategy.
You will have a primary focus on the execution of our Bay Area housing strategy, responsible for leading high-value capital markets transactions and partnering agreement structures to optimize proceeds, minimize Profit and Loss (P&L) impacts, and carry costs while achieving product and outcome objectives driven by Google. You will also be responsible for leading end-to-end management of residential pre-development, implementing strategies for accelerated delivery, and guiding the creation of differentiated housing products to optimize market acceptance and portfolio performance.
You will work in close partnership with the Real Estate Solutions District Directors and our Investment Portfolio Management team to achieve our Housing Strategy goals and objectives, and will be expected to operate with a high degree of autonomy. You will set the standard and direct the performance of outsourced service providers for leasing and property management.

The US base salary range for this full-time position is $195,000-$275,000 bonus equity benefits. Our salary ranges are determined by role, level, and location. Within the range, individual pay is determined by work location and additional factors, including job-related skills, experience, and relevant education or training. Responsibilities
- Lead the development and execution of comprehensive asset management plans for assigned properties/portfolios, outlining strategies for value enhancement, cost optimization, and alignment with business requirements.
- Conduct sophisticated portfolio analysis to drive decisions on consolidation, expansion, relocation, subleasing, or dispositions based on market conditions, utilization data, and business forecasts.
- Lead and own the end-to-end execution of the real estate solutions in the districts.
- Uphold and advocate full compliance with reporting mechanisms established by Real Estate and Workplace Services (REWS) Tech and Governance policies and other functional groups.
- Own the preparation and management of annual operating budgets, capital expenditure plans, and forecasts for assigned properties.
