This is a strategic role responsible for the financial integrity and data accuracy of over $300M in annual lease, tax, and utility obligations. Reporting to the Director of Global Real Estate Operations, you will oversee all expense and income activities while orchestrating the efforts of our global service providers and internal stakeholders to ensure world-class execution, proactive cost management, and seamless data governance. - Solve Cross-Functional Bottlenecks: Act as the traffic director and ultimate escalation point for high-priority issues, including landlord/tenant payment disputes, AP and AR actions, TIA reconciliations, security deposit recovery, and legal concerns.
- Drive Process Efficiency: Continuously improve DXC's lease administration processes, tools, and global standards. Ensure essential lease data can be used to drive actionable insights and inform real estate strategy.
Skills and Experience
- Global Portfolio Mastery: Significant corporate real estate experience in a lease administration function with a proven track record managing a large, multi-national portfolio.
- Regulatory Fluency: Deep understanding of how lease practices, taxes, and regulations vary across global regions (EMEA, APAC, LATAM, and NA).
- Systems Expertise: High proficiency in global lease administration databases (e.g., CoStar, Enterprise Prolease, Visual Lease), AP processes in a large company, and the ability to leverage complex spreadsheets for deep-dive analysis.
- Compliance Rigor: Familiarity with FASB (ASC 842) and lease accounting practices in a large corporate environment.
- Stakeholder Alignment: Exemplary ability to distill complex issues into clear directives and interact effectively to obtain alignment from diverse stakeholders (e.g. Landlords, Subtenants, Finance, Legal, Supply Chain, etc.).
- Analytical Precision: Excellent mathematical skills with the "detective mindset" needed to spot anomalies and solve problems.
- Mission-Critical Execution: Proven ability to remain highly responsive and organized in a fast-paced, multi-time zone environment, ensuring no "critical path" actions are missed.
- Education: BA/BS degree required (Finance, Engineering, Business, or Real Estate preferred).
