Description
Minimum qualifications:- Bachelor's degree or equivalent practical experience.
- 6 years of experience negotiating and structuring agreements or leading business development.
Preferred qualifications:
- Experience in land development and infrastructure for hyperscale data centers or mission-critical facilities.
- Experience in industrial project site selection, real estate transactions, and development, including acquisitions and construction.
- Experience in financial modeling, indirect taxes, and economic development policy.
- Experience in agreement drafting and redlining with presentation skills.
- Strong understanding of financial modeling, forecasting, budgeting, owning financial responsibility and tradeoffs necessary to meet company requirements.
- Deep understanding of power transmission/distribution, telecommunications infrastructure, and data center technology.

As a Strategic Negotiator, you combine your deep market knowledge of a given sector with tech industry savvy to negotiate cost-effective solutions to support Google's infrastructure growth. You'll work with specific project teams on negotiating deals, managing vendor and partner relationships and presenting deal recommendations to our Tech leadership. Your successful negotiations have the potential to save Google millions of dollars in operating costs and impact every part of the business.
The Data Center team designs and operates some of the most sophisticated electrical and HVAC systems in the world. We are a diverse and creative, team-oriented group of engineers committed to building and operating powerful data centers.
In this role, you'll work with the land acquisition team and other cross-functional project teams to ensure that owned land assets complete all required pre-data center construction development activities to meet the requirements of the asset supply plan of record (APOR) for data center capacity delivery. This includes delivering sites at the time, cost, capacity, and with the characteristics as required, ensuring the ability to construct reliable, scalable, and cost-effective data center capacity. You will serve as the main site lead post-site acquisition through end of life for relevant site activities, maintaining and facilitating internal and external relationships necessary for continued development and operational success.

The US base salary range for this full-time position is $150,000-$218,000 bonus equity benefits. Our salary ranges are determined by role, level, and location. Within the range, individual pay is determined by work location and additional factors, including job-related skills, experience, and relevant education or training. Responsibilities
- Negotiate with providers for all utility infrastructure agreements including utility extension agreements, development agreements, and interconnection agreements, while being supported by technical teams. Ensure third-party and Google delivered utility extensions are timely and appropriately contracted, ensuring firm capacity and schedules, cost effective payment structures, and protective terms.
- Support the execution and construction of onsite civil, utility, and building construction programs by ensuring campuses are "development ready" and aligned with the construction schedule. May include zoning and entitlement approvals, executing/vacating/relocating easements, delineation/mitigation of wetlands, site clearing, and assisting with permitting.
- Lead and facilitate discussions between internal technical/operations teams and utility providers and AHJs to ensure utility supplies are available to support the data center development.
- Manage all development activities in a manner that meets or exceeds all required delivery schedules.
